Our Services
Pre-Listing and Buyer Inspections
Whether you're preparing to sell or considering a home purchase, a professional inspection provides valuable insights into the property's overall condition. Identifying potential issues early allows for informed decisions and smoother negotiations.
Warranty Inspections
Most newly constructed homes come with a one-year builder's warranty covering key components such as roofing, plumbing, HVAC, electrical systems, windows, and general workmanship. To take full advantage of this coverage, we recommend scheduling a warranty inspection around the 11-month mark after closing to catch any issues before the warranty expires.
Pool Inspections
Our comprehensive pool inspections evaluate the safety, functionality, and condition of your pool and its related systems, helping ensure peace of mind and avoiding costly surprises.
What We Inspect
Slab/Foundation Inspection
We evaluate the type and condition of the foundation, looking for signs of structural issues such as cracks, sloping floors, and other indications of movement or damage.
Grading Inspection
We assess the grading around the home to ensure proper drainage and check for standing water or other issues that could affect the foundation.
Electrical System Inspection
A thorough review of the electrical system, including the service panel, breakers, outlets, switches, and light fixtures. Functionality and safety are top priorities.
Heating & Air Conditioning (HVAC) Inspection
We test the performance and functionality of all accessible heating and cooling systems to confirm they are operating efficiently and safely.
Plumbing Inspection
A complete inspection of the plumbing, waste, and drainage systems. We test all accessible pipes and vents, inspect for leaks, and check fixture performance and material quality.
Kitchen & Appliance Inspection
All built-in kitchen appliances are tested for functionality, and any issues or malfunctions are documented in detail.
Exterior & Interior Inspection
We inspect accessible areas of the home’s interior and exterior—including walls, ceilings, windows, doors, and floors—for signs of water damage, structural issues, fire hazards, security concerns, or material defects.
Roof Inspection (If Accessible and Safe)
We inspect the roof covering, flashing, water runoff systems, drainage, and visible signs of damage or deterioration.
Attic Inspection
Includes checks for adequate ventilation and insulation. We evaluate energy efficiency and recommend corrections where necessary.
Roof Structure Inspection
We examine the structural components of the roof, including decking, rafters, purlins, supports, and collar ties, to ensure integrity.
Water Heater Inspection
We test the water heater for performance, temperature output, visible condition, and confirm the unit’s age and remaining lifespan when possible.
Other Areas Inspected
Entryways, staircases, driveways, and walkways are reviewed for safety, condition, and any potential issues that may require attention.
